Never made a video? Perfect. Here is the whole job.

Three steps. That is it.

Step 1 — select the listing's address-bar link on Zillow and copy it
1

Copy your listing link

From Zillow, Redfin, Realtor.com, Trulia, or Homes.com — the listing you already have, exactly as it is. No listing yet? Upload your own photos and type the highlights.

Step 2 — the Kioto studio New Video page with the listing link pasted in
2

Paste it into your Kioto studio

Kioto pulls the photos, the price, beds, baths, square footage and standout features by itself. Every field stays editable. No uploads, no forms, no software to learn.

Step 3 — the Create video button in the Kioto studio
3

Click Generate

Kioto writes the narration, records the voiceover, sequences your photos with motion, lays the music bed, burns in captions and applies your branding. Go pour a coffee.

Real screenshots of the actual product — this is the whole interface, not a mock-up.

About ten minutes later, a finished video comes back: a narrated, edited tour with music, captions, and your name and contact info on screen — MLS-ready 16:9, ready for YouTube, email and the listing presentation. The listing also goes live on your agent website, included free, with banners and a print flyer in the same kit. Post it the same hour the listing goes live, when the first-week inquiry window matters most.

And the part nobody expects: the narration can be a clone of YOUR voice — included on every plan, free. Read a short script into your phone once, and every video you ever make speaks like you.

Over 3,000 listing videos already in the portfolio. The listings selling right now post video every week.

See it for yourself

This is an actual Kioto render. Nobody filmed anything.

A real render from the platform: the listing's photos become the tour, the narrator walks the rooms, and the key facts (price, beds, baths, square footage) stack up on screen as they're mentioned. Start to finish, about ten minutes.

624 Guava Ave demo render — photos in, narrated listing video out. Voiceover, captions and fact overlays generated automatically.

And it doesn't stop at the MP4 — every video also gets its own listing page on your hosted agent site, live in one click, at a link you can drop into any email, text, or bio. Any sample you've seen is the most basic cut: length, pacing, photo order, voice and MLS-safe branding are all settings.

What a listing gets

One listing in. The whole marketing kit out.

Not a slideshow template. A produced tour video — and everything else a listing needs: the Just Listed post, the open-house flyer, the graphic with your face and phone number on it, and a website to send buyers to. All in one studio, no designer, no design app, no website vendor, no second subscription.

VOICE
Your voice on every tour
Read a short script into your phone once — about a minute, in the browser, no equipment — and Kioto clones your voice. From then on every tour is narrated by you: your tone, your cadence, your accent. Sellers hear their agent presenting their home. Included on every plan, even the free first video.

Design apps give you a blank canvas. Kioto gives you the finished post. Price, beds, baths, square footage and features are pulled from the listing link, not typed, and become the narration, the on-screen text and the graphics — override anything before you render. One subscription puts the video, the graphics and the print pieces on every listing you take, same day you take it.

Your voice, cloned — included on every plan

Record once. Every tour speaks as you.

Read a short script into your phone — about a minute, right in the browser, no equipment. Kioto clones your voice, and from that moment every video you render is narrated by you. It used to be a premium feature. Now it's free on every plan, including your free first video.

1

Record once

In your studio: Settings → Narrator voice. Read the on-screen script — about 60 seconds, any quiet room.

2

Kioto clones it

One click on "Create my voice." Re-record or remove it anytime — you stay in control of your voice.

3

Every tour is yours

From then on, every video you generate is narrated in your voice automatically. Nothing else to do.

Why it matters: sellers hear their agent presenting their home, and buyers hear a familiar voice when they call. A narrated tour is marketing; a tour narrated by you is your personal brand on every listing.

Where buyers actually are

Your buyer is online, scrolling, and overwhelmed.

NAR's 2026 buyer research is blunt: the search is digital, video is everywhere in it, and the hardest part of buying is finding and understanding the right property. That's the job a listing video does.

52%
of buyers find their home online
More buyers find the home they end up purchasing on the internet than through their own agent. 46% start their entire search there. The scroll is the new curb appeal.

Not financing. Not paperwork. Understanding which property fits. A guided video answers that question before the buyer ever calls — and the buyers who do call are the real ones.
NAR 2026 buyer research

Today, the buyer does the assembly work. Kioto does it for them.

A photo gallery makes the buyer piece it together alone: 40 photos, a wall of text, a map in another tab, the fees in a PDF — then they text it all to a spouse and try to remember which photo had the office.

Photos show the property. Facts explain it. Kioto assembles both into one guided story: the narrator walks the photos in order, the price, beds, baths and standout facts land on screen as they're said, and your brand is on every second of it.

Buyers rate photos (81%) and property details (77%) the most useful media on a listing. A Kioto video isn't a rival to those — it's both of them, in motion, doing the selling for you.

Before: a buyer overwhelmed by disconnected photos, maps, and fees. After: one guided Kioto video
And here's your opening: buyers want video, yet only a small fraction of agents ship a video for every listing — because production was slow and expensive. It isn't anymore. Be the agent whose every listing gets the full treatment.

Why Kioto

Not a slideshow. A property story buyers understand.

Slideshow apps loop your photos over stock music and call it a day. Kioto builds the video a serious buyer needs — from what your listing actually says.

01

Real facts, not filler

The narration is written from your listing's actual data — price, beds, baths, square footage, the features that matter. No invented rooms, no fake views, no "stunning open concept" boilerplate. Every line is yours to edit before render.

02

Every photo gets its beat

The narrator dedicates one beat to each photo, describing what that photo actually shows — and the tour runs in walk-through order, exterior to interior to outdoor space — so buyers understand the listing instead of flipping past it.

03

One listing. Every channel.

MLS-ready 16:9, YouTube-ready, email-ready — plus a hosted listing page on your own kioto.ai agent site, published in one click. Post the video everywhere buyers scroll, the same hour the listing goes live.

04

Your brand on every second. Even the voice.

Intro and outro slates, your logo, your colors, your contact info, captions burned in for the sound-off scroll. Set your brand kit once and every render comes out looking like you paid a studio. Clone your own voice from a one-minute recording — included on every plan — and buyers hear you narrating every tour.

05

Minutes and dollars. Not weeks and hundreds.

A videographer runs $300–$1,200 and days per listing. Kioto renders in about ten minutes and works out to under $3 per listing per month on the annual plan. Cheap enough to give every listing the treatment, not just the trophy ones.

06

Claims you can stand behind

Videos describe what the photos show and what the data says — objective, factual, fair-housing-conscious wording. Your name is on this marketing. We treat it that way.

07

Run your listings like an influencer

The agents winning attention post fresh content daily — for every listing, on Instagram, TikTok, Facebook, YouTube, LinkedIn. Social media is the realtor's friend, and Kioto makes daily content take minutes: same listing, new angle, one click.

08

Every render checked before it ships

Every spoken paragraph is matched to the exact photo on screen, and a video that fails the check is not allowed to render. When the engine improves, re-render any listing on the newest version in one click — no extra charge.

Do the math

One videographer shoot, or five years of Kioto. Same money.

This is the whole pitch in one table. Video was never the question; the price and the wait were. Both are gone.

The old way

Hire a videographer

  • $300–$1,200 per listing
  • 3–7 days to schedule, shoot, and deliver
  • Coordinate access, staging, and reshoots
  • Only the trophy listings get one
One listing ≈ $500 and a week
With Kioto

Paste the link

  • $99.99 a year covers three listings — every cut included
  • About 10 minutes, same hour the listing goes live
  • Voiceover, music, captions & your branding, automatic
  • Every listing gets one. Every time.
One videographer shoot ≈ 5 years of Kioto Creator

And the listing is a six-figure transaction. Spending under $3 a month to market it with video isn't a decision. It's a reflex.

The honest comparison

Every serious option, side by side.

Prices and features verified June–July 2026 against each vendor's site. The short version: per-video tools get expensive at volume, videographers take a week per property, and design tools like Canva hand you a blank template and keep the actual work — the editing, the captions, the posting — on your desk.

Under the hood

Meet Hikari — the engine behind every render.

HIKARI 2.1 · hikari is Japanese for light · current release: September 2026

Kioto is not a wrapper around a slideshow template. Hikari is our production AI video engine: it renders fully produced, narrated videos — script, voiceover, visuals, music, captions, and branding in one pipeline — by orchestrating frontier AI models with our own real-estate layers: listing parsing, narration-to-photo alignment, fair-housing-safe wording rules, voice cloning. The same engine already powers publishing operations shipping episodes daily.

For real estate, Hikari is pointed at your listing: the narration is written from your listing's actual facts, the visuals are your listing's actual photos, and the output is tuned for the two places a listing video has to perform — the MLS and the social feed.

That's why the workflow starts with a listing link instead of a blank timeline. Realtors don't need another editor. They need the video done, for every listing, the same hour it goes live.

And Hikari improves on a schedule. Recent releases:

  • Hikari 2.1 · Sep 2026 — narration-photo alignment rebuilt: every spoken paragraph is matched to the exact photo on screen, and a video that fails the check is not allowed to ship.
  • Hikari 2.0 · Aug 2026 — voice cloning included on every plan, gender-matched narrators, MLS-safe zero-branding cuts.

When a new release lands, your existing listings aren't left behind: re-render any video on the newest Hikari in one click — no extra charge.

Questions, answered straight

The fine print, in large print.

Paste a link to an existing listing, or upload your own photos and type the highlights. Kioto pulls the photos and the property facts (price, beds, baths, square footage, notable features) and turns them into the narration script, the on-screen text, and the shot sequence. Every field is editable before you render. About ten minutes later you have a branded, narrated MLS-ready video plus its own listing page on your hosted agent site, ready to drop into YouTube, Instagram, email, or a text to your seller.
Yes. Create a free account (no card), verify your email, and render one full listing video: voiceover, music, captions, the works — even in your cloned voice. The catch is small and honest: it carries a "Made with Kioto" watermark, and it's one video per account. If it sells you, plans start at $9.99/month — or $99.99 for the whole year — and every render from then on carries your branding instead.
No. The entire job is: copy the listing link, paste it, click Generate. There is no timeline, no template picker, no uploading, no editing software. If you can text a link to a client, you can make a Kioto video. The three screenshots above are the whole interface. And if you'd rather not touch it at all, reply to any Kioto email with your listing link and we'll render it for you.
Kioto only reads the listing you paste, into your account, and nothing is published anywhere until you click publish or share. The photos and facts come from the public listing page you already market with; if you'd rather, upload your own photos instead. You review and can edit every word before the render, and everything you make is yours to publish or delete.
No. This is the line we refuse to cross. The narration describes what your photos show and what your listing data says. It doesn't fabricate rooms, dimensions, views, renovations, or amenities, and it doesn't guess at anything the data doesn't support. Every spoken paragraph is checked against the photo on screen before the video is allowed to render. You review and can edit every word first. Your license is on this marketing; we build like it.
The scripts stick to objective, factual language about the property and its features, the kind of wording NAR and HUD guidance points to. No "perfect for young families," no "safe neighborhood," no school rankings, no coded descriptions. You stay in control of the final script, and the default output is written to keep you on the right side of the line.
It scales with your listing. The narrator dedicates one beat to every photo (describing what that photo actually shows, never filler), so a 6-photo listing makes a tight ~2-minute tour and a 15-photo gallery runs 3–4 minutes. More photos, longer tour — and length is a setting: pick a shorter tour, or cut a 30- or 60-second Reel-paced version of the same listing for the feed. We ask for at least 4 photos so the video has enough to work with.
Yes. An auto-slideshow "virtual tour" on the listing page isn't a narrated, branded video you can post, text, or put on a yard sign — and it has no voice, no facts on screen, and none of your branding. If the listing is under contract, make the Just Sold cut and the graphic when it closes: the seller sees you working, and the next seller sees it too. And your next listing gets the full treatment the hour it goes live.
Zillow, Redfin, Realtor.com, Trulia, and Homes.com links all work: photos, price, beds, baths, and square footage auto-fill from the listing. And if a listing site ever blocks the automated pull, nothing stops: paste your own photos and type the highlights, and the AI still writes the narration and produces the full video.
Renders come out in MLS-standard 16:9 with property facts drawn from the listing data: no invented claims, and you can include an AI-disclosure line in the description. Many MLSs prohibit branded media in the listing entry, so every listing also gets an MLS-safe cut with zero agent branding, one click. Rules vary by MLS, so check your local requirements before submitting. For your own channels (YouTube, email, social, listing presentations) the branded video is ready as-is.
Yes. Manage or cancel from Settings → Manage billing (the Stripe Customer Portal). Cancelling stops future charges at the end of your billing period — cancel during the 7-day trial and the only charge you'll ever see is $1. Your account and every video you've rendered remain yours.
Checkout charges $1 today and starts a 7-day trial; your plan price bills on day 8 unless you cancel. (With a promo code applied, the discounted plan price is charged today instead and there's no trial period.) Stripe then redirects you to a claim page where you set a password (or link Google). That's the whole signup — no forms before checkout; the account is created the moment payment settles, and you land in your studio ready to paste a link.
Heads up so you don't flag it: the charge appears on your statement as PATTERN MASTERY, our operating company that processes payments. The Stripe email receipt you get at checkout names your Kioto plan explicitly, so you always have an itemized record.
On Creator annual ($99.99 for the year, 3 active listings), it's $2.78 per listing per month — with the full tour, every re-cut, the graphics, the flyers and the agent website included. Compare: per-video AI tools run $19+ each, and a videographer runs $300–$1,200 per property plus days of waiting. At Kioto's price, "which listings get a video?" stops being a question. All of them do.
There's no video meter to roll over. Your plan covers your listings, and every cut of every listing is included — tour, Reel cuts, price drop, Just Sold, re-renders. The only ceiling is a fair-use limit of 10 rendered videos per account per day (scripts and previews are unlimited), which resets at midnight UTC. If you consistently carry more than three active listings, Team covers unlimited listings for $19.99/mo.
Yes: edit the script, swap or reorder the photos, change the length or pick the Reel pacing, and render a new cut of the same listing; the pipeline overwrites nothing you've already downloaded. Agents use this for price updates, open-house pushes, and refreshing a listing's social presence week over week. One listing can feed a whole week of content.
More than once — that's the whole play. 52% of buyers find the home they buy online (NAR 2026), and a listing that goes quiet after the MLS entry reads as stale. The cadence that works: launch week gets a post a day (tour Monday, Reel cut Tuesday, interiors Wednesday, Just Listed graphic Thursday, a fresh angle Friday), then a new cut every few days until it closes — the open-house push, the price-update cut, the Just Sold graphic on closing day. Every one of those is a click from the same listing link, and all of them are included in your plan. The seller sees you working; the next seller sees it too.
The Team plan ($19.99/mo or $199.99/yr) covers unlimited active listings with every cut included, plus 3 team seats included: each teammate gets their own login, their own branding and voice, and their own agent website — all under your one plan. Add seats yourself in Settings, or reply to any Kioto email with your teammates' names and we set them up. Team bigger than 3? Use the quick form in the pricing section — tell us how many seats and we set everyone up.
Not if you post consistently. Unlimited listings with every cut included is a content engine, not just a listing tool. One listing can become many videos: the full tour, a price-drop cut, an open-house push, a fresh angle for week two. Agents use Team to post daily, run a YouTube or Instagram channel for their market, and stay in front of buyers between listings. The agents winning attention right now aren't posting once per listing. They're posting every day.
Yes. Everything you render is yours to publish anywhere: MLS, YouTube, Instagram, TikTok, email campaigns, listing presentations. No usage limits, no licensing asterisks. Cancel and every video stays yours.
Yes, and it's the feature agents talk about — included on every plan, free, even your free first video. Record about a minute of yourself reading a short script (right in the browser, no equipment needed) in Settings → Narrator voice, and Kioto clones your voice. From then on, every tour is narrated by you: your tone, your cadence, your accent. Sellers hear their agent presenting their home, and buyers hear a familiar voice when they call. You can re-record or remove your voice anytime.
Yes — every plan includes your own agent website, hosted on kioto.ai, at no extra cost. It carries your photo, bio, brokerage, and contact and social links, and every listing you render gets its own cinematic page — video, photo gallery, and the property facts — live the moment the render finishes. Your yard-sign QR codes and share links point straight to it. Hosting and maintenance are on us: no builder to learn, no designer to hire, no separate website subscription to keep paying.
A general design tool hands you a blank template: you pick it, drag the boxes, hunt down the photos, write the caption, export five sizes — and it still doesn't make the listing video. And the typical agent-website service charges monthly for a site you still have to update yourself. Kioto is built for one job, yours: type one sentence — "open house Saturday 2 to 4" — and the finished graphic comes out with your name, brokerage, license and phone number already on it, the caption already written, print-ready postcard and flyer PDFs a click away, the tour video made from the same listing link, and your agent website updated automatically — included free, maintained by us. Most agents find there's nothing left for the other subscriptions to do.
Working agents who take listings and don't have a videographer on retainer, and teams and brokerages that want every listing marketed with video, not just the trophy properties. One or two listings is exactly when it matters most: a listing is a six-figure transaction, and the video that helps it get noticed, understood, and shared costs less than a coffee run. Every new version — the price-update cut, the open-house push, a new angle for week two — is one click, and all of it is covered.
No, and be wary of anyone who does. What video reliably changes is how a listing gets noticed, understood, and shared: more surfaces it can live on natively, a guided first impression instead of a 40-photo scroll, and something buyers actually forward to the people in their decision. That's the demand side we improve. What we guarantee is the work: a finished, branded, narrated listing video for every property, in about ten minutes.
